ANALYSIS OF THE TERRITORY
An analysis of the existing site was conducted and a number of shortcomings were identified, such as:
- neglected condition
- a small percentage of greening
- lack of sufficient car and pedestrian accessibility

GENERAL PLAN
During the development of the master plan, the existing warehouse and office buildings, which suffered numerous destructions over time, were eliminated. The main facade of the club building faces South-West along Nova Morska Street. The plot has a parking lot, has entrances to the main entrance, as well as turning areas. The area of the site, including the bay, is 4.6 hectares.

FACADES
In the design process, facade solutions were developed, which
reflect the character and mood style of the given topic.
Facade decorative panels with a glossy mirror effect give the impression of a monolithic tinted panoramic facade. In plan, the building creates an allusion to the sea animal stingray, where the spike on the "tail", i.e. in the control room, is a communication tower with the sea with built-in sensors, cameras and a lighthouse.

SECTIONS
Structural scheme - reinforced concrete frame with monolithic
stiffness diaphragms. The perception of horizontal loads is provided by the joint work of monolithic reinforced concrete columns, stiffness diaphragms and monolithic reinforced concrete floor, there are deformation joints between the central part of the building, the side parts and the "tail".
